Privacy Policy

This policy explains how Nextric Solutions (SSM 202603132876), which operates henryproperty.org, together with Henry Lee (Lee Kean Loong, registered estate negotiator REN 82464, The Roof Realty) ("we", "us"), collects, uses and protects your personal data, in line with Malaysia's Personal Data Protection Act 2010 (PDPA).

1. What we collect

• Details you send us through our forms (landlord / owner form, "request a unit" form, tenant profile form): for example your name, phone / WhatsApp number, the property or requirements you describe, and photos you upload.
• WhatsApp messages you send to our WhatsApp business number, including text, photos and files, and the delivery status of messages we send you.
• Your WhatsApp preference: whether you agreed to receive WhatsApp messages from us, when and how you agreed, and if you opted out.
• Reviews you choose to write about our service: your rating, review text and the name you choose to show (shown on the website only after we check it; an optional phone number is kept private).
• Website usage counts: page views, which listings are viewed, which website or app a visit came from, approximate city (from the internet connection), and phone or computer. These are counted in total and are not used to identify you. We do not store your IP address.

2. How we use it

• To respond to your enquiry, arrange viewings, and find suitable properties or tenants / buyers for you.
• To share the relevant details with the property owner (for tenants and buyers) or with interested tenants and buyers (for owners), only for your property matter. Your phone number is not shared with an owner without your agreement.
• To send you WhatsApp messages only if you agreed to receive them. You can stop them at any time (see section 4).
• To prepare tenancy documents when you go ahead with a rental.
• To improve our website.

We do not sell your personal data, and we do not send messages to people who have not agreed to receive them.

3. Who processes data for us

Advertising cookies: if you arrive from our Facebook or Instagram ads, the website uses the Meta Pixel to measure which ads lead to enquiries (for example, a page or unit viewed, a WhatsApp tap or a form sent). Meta may use cookies for this. You can control ad tracking in your Facebook / Instagram ad settings and browser settings.

We use trusted service providers to run the website and messaging: Cloudflare (website hosting and database), Cloudinary (photo storage), and Meta Platforms (the WhatsApp Business Platform). They process data on our behalf and under their own security and privacy terms. Some of them may store data outside Malaysia.

4. WhatsApp messages and opting out

• We only send WhatsApp updates to people who agreed, for example by ticking the WhatsApp box on our forms or by telling us directly.
• To stop WhatsApp messages from us, reply STOP (or BERHENTI / 停止) to any of our messages. You will be removed straight away.
• You can also message us on WhatsApp first at any time; replying to your enquiry does not sign you up to updates.

5. How long we keep it

We keep enquiry and contact details for as long as needed for your property matter and our records as an agent, generally up to 3 years after our last contact, and WhatsApp message records for up to 12 months, unless the law requires longer. Opt-out records are kept so that we continue to respect your choice.

6. Your rights and data deletion

You may ask to access, correct or delete your personal data, or withdraw your consent, at any time. To do so, message us on WhatsApp with the words "delete my data" (or contact us as below). We will confirm and complete deletion within 21 days, except for records we must keep by law.

7. Security

Our admin system is protected by sign-in and access controls, and access keys are kept in secure server settings, not in the website. No system is completely secure, but we take reasonable steps to protect your data.
